Buy Land Cooperatively

    I got this from a realtor about land:



    Hi guys,
    I am sending this message to all of you who have contacted me about land
    listings. I just wanted to give you an idea to chew on. Basically, all of
    you are looking for the same thing but limited based on your price range.
    There are properties out there that would offer plenty of land for a group
    to share and hunt. I dont know if this catches any of your interests, but I
    thought I would see if you ever thoght about getting a group together to buy
    a big piece. Think about and get back to me. If its agreable, then I'll
    set up so taht everyone can meet and get to know eachother and see if
    there's enough chemistry to make it happen. I look forward to hearing from
    everyone.

    Land is always cheaper the more you buy i.e. 10 acres around me could easily cost you $2k and acre, but say 200 acres can be had for less that $500 and acre. So since most land can be divided atleast in my area would be best to find like minded ppl to purchase the 200 acres at $500 and that way if you had enough for the 10 at $2k each person would get 40acres needinf just 5 ppl to make the split or lesser for more ppl ect.

    i say we get 200 people who each put in just 500.00 and each person gets 1 acre. I could be happy on one acre if all my neighbors were kind folk

    Guys, I agree totally. However, before you jump into anything, you've got to check out the tax costs of the state, county and locality. As far as I know, NY has a lot of cheap land, but the taxes will drag your ass down and beat it. My sister in Albany was getting taxed so much, she sold her house and moved back into an apartment for about 1/2 the cash. That's just SAD.

    However, I'm from PA, so I love the lay of the land up there.

    I've been looking in VA, Eastern KY and TN, but I have to get the hell out of DC before I can get serious.

    Oh, I'm so torn : )

    Also check covenants. If 200 people own it, can 200 people build a house on their acre? or is there a limit, etc.

    We are looking to do the same thing, but we hadn't considered NY, cuz its cold. We would realy like to start a hippi friendly rv/camp park in the area from WV to SC. Imagine, INCOME and living!
    We would happily pitch in to buy into one if not more communities so that we have places to go while we are travelling without it being a big deal that we have a big bus and play drums (hippys and busses and drums, oh my LOL).

    Sounds to me that a camping place which was hippy freindly could be a big hit. The problem would be keeping the authorities from being a bother, but with good marketing, I really think it would draw people from all over the area. There are alot of good old hippies between arkansas ans north carolina and west virginia and tennesee. It would have great regional appeal. The thing is the cost of the land which can be expensive in any of these places. I too would be interested in putting some money into such a project and getting it going. I think it would require some real people who really want to do something like this and you sound as though you do. Maybe we can talk more and brainstorm and see what it would really take.

    i live in eastren ky and land is very cheap here compared to other places but it depends on what you want the land for we are all mountians and its really hard to find land that already has electirc and water lines ready... but if you are looking for prmitive land the daniel boone national forest sells land with rules for very very cheap....

    i'd be all about it! my buddy and i have been talking about this sort of thing for a while too. land around the Monongahela National Forest here in WV is pretty cheap and not to mention extremely beautiful! we have a little over 2 acres now in the midst of a sixty acre family farm in the eastern portion of the state and if it gives you any idea as far as taxes are concerned last year we payed $4.:)

    oh you have to pay close attention to building codes too...someplaces are rather ridiculous on what they will and will not let you get away with

    I have looked at some land for sale in WV also on the net and the prices in some areas are very cheap. I think that the general area, say between eastern kentucky, western WV and north east tennesee, would be well suited for a nice campground. It is within driving distance of so many places and could become a huge success with the help and support of web sites such as this one. The local laws and such would have to be considered, but Im sure it could be done. I can envision a primitive camping area where all would be welcome, and as time and profits continued, maybe build some little cabins or some yurts, maybe a few teepees, all of which are low cost to build. . We could offer free camping in exchange of some work. Im thinking we would need about 25 people who are for real. 2000.00 dollars per person, we could form some kind of legal agreement and pool our money and purchase the land. Im not seeing this as a intentional community, but rather as a business plan. If you are serious about this, lets talk and try to put together a group of solid people, from all ages who want to see this happen. I am ready and I have my 2000.00 in my hand
