    with all due respect,

    from experience i gotta say,..

    ten people living in two tipis for 6 months out of the year will have to be a tribe..

    there will have to be a common bond and equal say or it will never work.

    you CANNOT have 10 people living completely separate lives doing there own thing on 1.5 acres of land living in 2 tipis..

    that is naive thinking on your part... plain an simple...

    beyond that when there is only boat access how is one going to be free to come and go as they please?

    If people wanted too build a cabin, in the future all on equal funds,
    As long as the place fits in with the area, (not a eye sore) then thats fine with me. as for staying through winter, if one has the funds
    too keep up with the equal group payments, they can stay up there
    as long as they like. All the boats will be dry docked in the winter...
    This is in my mind is not a place too live, its a place too go for 6 months a yr.
    i know it could be hard for some people, as you would need too have a job that you could work and leave (throw away job) and a place too stay
    that will require little rent ect ect for the winter months. But people
    can figure it out for them selfs, its doable if someone had the dream/drive too make it happen. Like i said before, those who are lazy and want the easy way
    wont ever have this type of place too spend time. The boat launch area
    can be arrived too by car. Both the boats can be pulled south
    So maybe the group gets lucky and 1-2 people have a truck that can pull the boats, this would save money in dry docking. Wanna really think forward?
    2 of the 10 could sail the boat off FL in the winter........which gives a place too live, while working too save money for the next yr.....
    many ideas friend, just need 9-10 non lazy types that want too start making it happen now, and not lay around wasting away on dreams.

    Trib cult group what ever you want too call it........
    i agree it has too be group of people that can get along for sure.
    Problems happen, most of the time its stress, if the group is outfitted right,
    and people are not hungry cold bored, ect ect then all is good.
    As for comming and going, its a figure of speech, common sence tells you that if your in a remote area, you cant just get up and walk too the 7-11 and make a phone call. But you can hitch a ride on a seal, strap onto
    a dolphin, or surf a whale out of camp if you need too leave in a hurry,
    if that dont work for one, then they will have too wait for a weather window
    too get a ride. I never said there is not team work needed, or group support ect ect...any good skipper knows that, and im a great one! LOL

    no im sayin ,we move up,, "do our own thing" (isnt that what you said)with our own finances and tools,IE:spend six months building OUR cabin and get moved in for the winter,, the 2 people who built the cabin (dilligaf and i)then have exclusive rights and say over said cabin and the .30 acres it sits on(there is 2 of us that gives us 2 shares,correct? )..

    is this a correct assumption?

    so technically if we own a 2/10ths of the 1.5 acres,and we are free to do as we wish what we build or how we build(whether you consider it a "eye sore" or not) on our part of the land shouldnt be any of your business if this isnt a tribe.. correct?

    i mean after all in essence from all you have said this is nothing more than purchasing a vacation property together.therefore,if my name is on the deed and this aint a tribe i am free to do what i wish with our .30 acres as long as i pay our share of the taxes and our share of the supplies for the 6 months yall are there...

    correct?

    There could be one cabin on land that everyone would share equal.

    You know why should it be hard

    Everyone owns everything, if someone has a major problem with that, they can leave the group. This idea is for long term ownership, not too make a 3rd world country, not too have people fuding over land rights in a 1.5 acre
    plot.....The thought of it all makes me laugh, really man its 6k not 250k
    I really doubt if one is sweating 6k that much, they will follow through on the idea in the first place. its 6k over a 1 year period......
    Thats like 7trips out too dinner a month lost too save 500 a month in a year.
    Im not sweating 6k, im not worrying about people getting ripped off for there huge 6k investment LOL, im not woried abut people begin unhappy
    there for 6 months, I really dont need too worry about people staying there
    over the winter, its a place too go and get away. Work a simple job in the winter too support the land. And go there enjoy the dam place for 6 months.
    Im not a dick'tator! lol I just would like too find a group of 10 people too go enjoy the area, that dosent mind working in the winter too upkeep the lot, and improve it over time. Really, if one puts soo much worry into a 6k investment, this is not the group for them......that 6k is peanuts.
    Im not saying im a rich snob at all, but you can save 6k in a year
    working at 7-11 40 hours a week, living in a 400 a month apartment....
    Get two people to share the aprtment, and its even easyer!

    your just not making sense.. you keep saying everyone is free to do as they please,there is no tribe etc. then you retract and start saying things will be done communally. also it seems your implying youve already set up rules that the community should go by without even consulting the other 9,of course as you stated this isnt a tribe,so that means we have no say at all?.excuse me for sayin,,that is kind of dictating to others the way it will be. does this mean you will be in charge? because once again,thats what its reading like to me.

    im just trying to make sense of your circles..

    Ok i can tell a few things about you

    One 6k seems too be a big issue news flash friend
    There are pleanty of people that dont need too sweat 6k that much
    People can do as they please within the agreed guidlines
    Yes there needs too be rules of the property. Plain and simple and they can be agreed by the 10 people
    but this conversation in my mind has gone south, i really am not worried
    about 6k.
    If one wants too sit around acting like a broken down bum, throwing
    what ifs around over 6k then more power too them, but im not going too
    take part any more.
    misery loves company friend, i dont want any person thats miserable
    around me, the property, or the group period.
    if one cant live with a team work attitude, with a simple outlook,
    i would call them a fake hippy, one that lives just like everyone else, untrusting, cruel, and narrow minded. So thanks for taking your time in shooting my fair fun and safe idea through of holes.......Thanks

    Dam look at that, they took that sailboat all around the sound, looking at glaciers, fishing for halibit, watching the seals, fly fishing for salmon,
    hiking in the country, kayaking around icebergs, dam look, they even eat good, live in huge unreal tipis, have cool people come through for vists,
    and get along for 6 months a year. Dam no people fighting like a nit wit over land rights, or trying too act like hitler, or accusing one of acting like hitler,
    Dam they all get along becuase they are not completey freaking insane.
    So congrats man, you tryed put a end too my thread, but im sure ill find some people that arent narrow minded, paranoid, miserable, that will contact me
    and get too know me before judging me as some nit wit with a crazy idea.
    news flash friend, I could sell one car and pay for the whole thing........
    But whats the fun in that? I would prefer a group of friends that can enjoy a place together. So lets agree too disagree, you can go pat yourself

    Here for people interested is a master list of items needed for property.
    Please feel free too suggest anything i forgot. i will later today creat a yahoo group for people that want too join/plan this out. I want too have 10 people
    on board, working towards the goal by APR 1st 08.

    Land is 45000.00 20% dwn 7 yrs. (im pre apporved)
    Sailboat is a Pacific Sea Craft flicka 20k
    SSB (single side band radio) with upgrades 5k (on boat)
    Two tipis with poles, upgrades for year around use 4k
    Skiff (sea going skiff) for getting to and from town w/new outboard 15k
    (both boats will incl. trailers)

    Big investments call it 45k
    the dwn payment is 10k (little over 20%)
    Payments are around 450 a month or 5400 a year
    So add 5400 for first year payments
    45+15400= 60400
    So this equals around 500 per person per month for 12 months.
    Assuming 10 people.....
    that leaves another 60000 (assuming 1000 per month per person 250 a week)
    take away another 10k in setup, supplys, odds and ends.
    this leaves 50k. in Escrow.......At ths point we could do alot of things
    i would prob. vote too build a cabin the next year. have supplys
    barged in, and build it over the whole next season.
    i would think it could be done easy for around 25-35k
    Pleanty of logs around on proerty (spruce)
    before people start screaming at me about trees> keep in mind
    this area is THICK with trees, and there are down ones too that could be used some also. But this area is so thick, too build a cabin, you would have
    too clear some anyway....But then again im not soo sure that a cabin is a great idea, i love the idea of the tipis. And its more low impact ect ect....
    So we can talk it over in the future, too keep the upfront money lower
    in the first 2 years, we could lower the 1000 per month per person too 750
    and still have left over for season 2 payments, Improvments. ect ect
    It would all be based on the people in group, and the funds they can offer
    and still live while saving the first year..

    Here is a list of smaller items that i think we would need

    Chain saw
    Jerry cans for gas
    Ax
    Cross cut saw
    portable lumber mill (too make boards)
    Solar showers
    fishing gear
    Water storage
    Electric fence system (needed for bears) this fence is portable...
    and runs on solar. Protects the food storage/cooking area.
    more too be added

    What needs too be built

    Outhouse
    Maybe a coverd area for eating ect on nice days
    Food storage shed

    The plan in more detail

    Arrive and start working on the following

    Building wood platforms for the 2 tipi's. i would prefer the tipi's
    too not be visable from the water...
    Maybe build a coverd area of log and boards
    Build a nice outhouse with attached solar showers
    all hidden from water, so it looks uninhabited. (very important too me)
    All built items are finished right, not cheap looking thats why we need the mill
    too make boards. (using as much down trees as we can, i have NO plan
    Of killing mass tress for wood! Plus falling tress is risky stuff.
    Start a garden area asap!
    build a smoker
    Build a cooking stove
    Build a floating dock. (will need too make it long enough too reach
    6ft depth on low tide)
    So it is starting too sound alot like work the first season huh?
    It is! But will be more then worth it for the future.

    But with 10 motivated hard working people, it can be done easyer then you may think. Elbow grease, and the dream. So i ask, if you feel this would be
    a great way too spend 6 months a year, why not commit too the idea?
    if you lay around dreaming, and paying mind too the lay sayers, youll never get a piece of paradise! ill post up the yahoo group info later

    This list is a start only, too give people a idea of the plan.
    it is not etched in stone, and will change some as people
    commit too this exciting idea. From this point forward
    i would please ask that anyone comming in here posting anything negitive, be ignored from all the people that would like too watch this project

    it seems you dont want to answer any of my questions all you want to do is make accusations against me when i am simply inquiering into what could be a nice vacation investment ..

    however it would appear that you did not count on someone asking relevant questions pertaining to your plans...

    it seems as if THE ONLY REASON YOUR PLAN GOT SHOT FULL OF HOLES IS BECAUSE IT IS FULL OF HOLES..

    i was going to ask how it was going to work if 2 people had control of the sailboat for the 6 months that we all were not on the land,would the others be compensated for that usage?

    but being you so far havent answered half my questions and the ones you have answered are answered so vauge that they only serve to skew the whole concept,i dont guess theres any need..

    i can only gather from what i read of your posts so far that ultimately you want it the way you want it and there is no other way but the way you say it should be..

    that bein said,,judging from what youve posted thus far i dont think anyone in there right mind would invest 6 grand in your plan.. but hey i could be wrong...

    finally some actual details.. wow/..

    first thing.. why finance the land at all? why not pay cash and avoid the finance charges?you keep saying money isnt a issue then why go into debt at all for this project?

    secondly do you have the cost of tools and materials figured into the initial 6o grand?? wait i see you think you do.(if we finance the land)

    do you have experience in building log cabins? what size log cabin are you thinking of?

    a couple things you forgot when considering building a cabin youll need a block and tackle,a couple hundred feet of rope, draw knifes, extra chainsaw blades and a hand drill to pre drill for the spikes..

    i noticed none of that was on your list..

    personally i see far more in finances being needed than what you are figuring on, im basing this on the facts that we have been homesteading for 15 years and have already built a log cabin from scratch ourselves.

    hey im just exploring a possible vacation investment for my old lady and i..

    i dont see where i have said anything derogatory nor inflammatory in this thread whatsoever..

    ive always thought of having a lil place on the coast of alaska an this could be a prime opportunity if you would actually stop for a minute and realize these are valid questions and quit getting a complex thinking im baiting you...

    I am jazzed about the tipi's and they arent too hard too setup
    I put in my post that there is more needed, read the whole thing.
    I would finace the land out too cut down on upfront money from everyone.
    if we stay at 750 per month per person, we could pay it off,
    but then that would leave of tight. I dont want any money concerns
    in the first year. With money left over for the 2nd year expences.
    That way after one year of everyone saving returning the 2nd year
    is not a huge cost. if everyone was ok with saving another
    750 a month in year two during the winter, then we could own the land out right with money too spare. i guess my point is, we need too stay ahead of the money curve, and this is a project that wont cause strain in the pocket or mind, and know one would need for anything during the 6 months in AK

    i will be glad too answer anyones questions from here on out.

    so then back to the boat comment, assuming we all purchase the boat collectivly then 2 people use it to sail to florida or wherever and presumably live on it for the other 6 months out of the year how would the other 8 be compensated for that usage by only two of the owners?

    also,why not just up the first year investment to 10 grand a piece then pay the land off,(i hate debt) that would leave more than adequate finances for the first year and we would own the land free and clear.

    with 10 of us the first year i see no reason why the tipis couldnt be set up and all the logs felled and stripped to let dry through the winter.

    however that leads to another question,you say theres ample timber,but as far as the gardens and timber go, if there is 200 feet of beach and a creek on 1.5 acres how on earth is there sufficient timber for tipi platforms a dock,outhouse,smokehouse,eventual cabin as well as a area free of roots and stumps far enough from the beach to have viable soil for crops for 10 people?

    also is it even possible to title a boat in 10 names?

    and when the land is purchased if its financed and your saying "you are pre approved" that insinuates you and you alone will be on the note. how do we as the other 9 have any assurance that we have equal right to the land when your name alone is on the lien?

    the whole property would be written as a company
    and anything purchased would be part of comapny
    people in group would all own equal shares of company
    is one way........
    That way the share you hold equals the total value of invested money
    and increses as the property values raise. also but holding a share
    in the company, its easy too sell your share too the company for
    money if you would care too leave the group.
    The money n the company fund cold buy the share
    and keep it, spit it up, or invite another person too buy it......

    you do know your talkin over 5 grand of legal fees, your also talking about all parties involved being there on the closing of all transactions unless one was to be granted power of attorney and dilli and i would not agree to 1 person having power of attorney,(at least not in the initial phases of the purchase and set up) i dont think anyone else will either.. so thats something to think about...

    ya never did answer about the boat or the realistic ability of the 1.5 acres to be able to sustain us as well as shelter us...

    The fl idea was just thinking out loud again really. the best thing too do
    is tow the boat for winter storage south. that way i can do the basic up keep over the winter. I have a place for it, and wont cost anything too store it here. I wouldnt reallly be using the boat in the winter...
    As far as timber, its thick with spruce, as for having enough room too have
    a garden too support food for 10 prob. not enough room. I would think it would be for add on food. Not too live on. food too eat would have too be
    got from nearest town prob. every 3-4 weeks. There is other issues
    with that, like storage, perishable items, ect ect... i havent got too that thinking yet. I would think a root type storage would work, but not sure on that yet. back too the lumber, taking away the cabin idea, there is enough
    lumber too build these things and not even notice ts missing....Its very thick
    with huge spruce........If you use a protable timber ill (chain saw mill)
    too make boards and can fall 3-4 trees without killing people that alone should
    make a coverd area, and the plat forms for tipi's. im more worried about falling the dam tress then having enough lumber too make these couple items...
    I have experiance falling trees, and falling 4 of these monsters makes me
    kinda worried. Dont asume i cant do it, i understand hige wood, and how too
    make a 45' then cut from the back. I even have used cross cuts........
    but this can be nerve racking too say the least. If any human steps up too
    a tree this size and starts too cut away without wedges, 2 escape paths clear. and a ax too drive wedges, and the know how too lay a fall line, and without respect too how dangerious it all is, they are a complete nit wit! IMHO......So my number one quality in life is common sence....
    Drop 4 tress (i can even tell you if they are dieing or not) and wood wont be a issue.

    yeah i been cuttin my own wood for heat for 20 years ,,aint much i aint seen involving felling trees...

    more questions,,,,


    whats the elevation change front to back of the property and how wide is the beach?

    how wide is the creek and where is it located on the property? do you have a plat or topo map of the property?

    what about a spring? or will the water have to be taken from up creek then purified,as im sure that close to the beach the water on the land is tainted by saltwater. if no spring on the property,who owns the water rights upstream from the property?

    this makes no sense whatsoever,, so what your saying after everyone puts in the initial 6 grand they will be required to put an aditional 1000 dollars a month into the till for the next month or two upfront? where does the other 15 grand come from otherwise?

    i dunno im missing somethin in your math..
