Whether to rent or buy, doesn't matter.

What are the most important factors to you?

if i'm going to rent, are utilities included or separate? how much is rent vs the size of the living area? the area - noise, crime, type of people (families, college students, or yuppies)

if i'm going to own the hosue - mortgage payments? if it has a yard? crime. neighbors

Price, neighbours (lack of them being better), distance from countryside or at the very least a park.

At the moment I've got 2 out of 3.. neighbours and housemates yeah, but it's reasonably priced and the botanical gardens aren't that far away.

Property size, sq footage, age (mold is not a plus), how it is heated, distance to town, taxes, whether it needs a lot of work...and of course PRICE.

neighbourhood, overall size, kitchen (layout and size), cost obviously, proximity to important things (like, say, bus stops and grocery stores)
where im at now is freakin awesome, other than id make the kitchen bigger, put a garden in the back (which im doing, heh) and a solar panel on the roof (if i owned it instead of rented, yay reducing electricity costs)

It actually depends what I'm looking for.

Am I trying to settle down with a family at this point? Because then I wouldn't rent...

But a big yard for playing. Nice neighboorhood, and none of those cookie cutter identical houses.

    Trampoline. For bouncy loving.

Big yard with a fence. Weather or not the children's rooms are on the same floor as mine. Counter space in the kitchen. General layout. I mean, I can't have a great room. I need to be able to gate off areas that are off limits to the children. And bathrooms! right now, I only have one bathroom, and it's upstairs. I practically have to have a field trip to take a piss, bringing all the children upstairs so they don't kill themselves.

the ability to not have to hear anything that sounds like or contains the sound of a human voice when i'm inside of it by myself. that is absolutely number one to me.

the rest really almost doesn't matter at all.

just things like does the roof not leak. does the hvac, in whatever form it might be, actually keep some part of it warm enough/cool enough. what percentage of my cashflow will be usurped by my living there.

and then of course there's the surroundings. the accoustical isolation aspect has implications for the surrounding environment. is it hopefully surrounded by something OTHER then pavement?

i don't mean whether it has itself a large or small lot, or none or a huge acerage, although to me, if i were buying, the land would be more important then the house itself, because i'd like to be able to play with it and build things, as well as grow my own vegies and stuff like that.

i like that where i am, i CAN (and do) have a little bit of a garden, but if it were up to me, i'd prefer to be completely surrounded by all garden, and beyond that forest, with the nearest other house, sufficiently screened by trees and other natural and constructed obsticals such that i really could take a piss in my own front yard. not that i'd actually want to, but i would want to have little trains running around in it, and not have people bitching about whatever natural wild creatures might show up and hang out there.

i think zoning and all of that is really important, i mean, i'd what to be where it was least restrictive against what i did to the land in harmony with it, other then allowing something really noisy and polluting within a very few feet of the house.

i'd really rather live where i could build pretty much whatever i wanted, then live in any kind of big fancy austentation that was already there.

i'd really like to NOT have to have streight walls and 8 foot cealings and some of the other things that are in the u.b.c.

Future return on investment, something I like becuase if you cant sell it you better love it, lots of trees, good views to the south, wind blocks, close to rivers, lakes ect, either a good current floor plan or one that I can easily make good. A lesbian nudest colony next door would be great too!
