Wyoming Commune Starting

    Who wants to start a commune here in Wyoming? There's plenty of cheap land and wide open spaces.

    Would love to go to Wyoming, but my main concern is available water, hasn't the area been going through drought conditions for some years now?

    How cheap of land are you talking about,just a ballpark would be awesome. I would be all in by the way but Im getting training in permaculture and sustainable building over the next two years so I couldn't start anything till then.

    I can say this though I certainly have the plan if I could get the land. Ive been planning for like a year and a half now to start a commune. We do need to be close to water though

    i'd like to know how cheap the land is too please.

    erowid, do you know anything about the 'air wells' that suck water from the air -- ?

    Never heard of it, yet if it is highly effective I would start thinking about it as an alternative for finding waterfront land, though in eithercase waterfront land would still be prefferable, for recreation and cob building reasons

    Dear Bothers and Sisters,

    I just called a guy who really wants to sell here in the Casper, Wyoming area. He has 5 acres, a doublewide mobile home, a well and septic tank, and phone and electric all for only $35,000. I can handle the $35K but let me tell you about another property that I would really like to get! It has about 5000 acres and is only $1.3 million. Can you imagine that. Someone out there can do this deal. Let me know. If we can conceive it we can achieve it.

    5000 acres and $1.3 million seems bad till you break it down.
    $260.00 and acre, cash I bet buys it for $225 to $250 an acre


    So offer it to a bunch of you for like 10 acre tracts $2250 to $2500 for 10 acres. No this would depend on if the land is good land or highland garbage that takes like 40 acres for a single cow and no water too

    No matter, if there is large tracts of land, you bust it down its cheaper.

    Around here small tracts bring $3000+ an acre, but like 80acres can be had for $1000 or less an acre. Just need to bust it down to fit the pocket books.

    Wyoming? You're kidding! That's always been my dream destination. All that land, and only, what, a half a million people in the entire state? I'd be there in a heartbeat.

    The time is at hand. There have been several replies to my post. It is now very simple. We need money to buy land for all of us. I can come up with about $30,000 but if we want to buy a lot of land for everyone then we need much more. If you are afraid to commit then we can have the money put in an escrow account. There is a beautiful property with over 80 acres and a house with 5 bedrooms and three baths and a five car garage for only $1.3 million. This is a wonderful property and maybe someone out there can make it happen?

    I have found 140 acres of good land about 25 miles North East of Medicine Bow, Wyoming. It has a well, septic system, pond and 1200 square foot home with 3 bedrooms and two baths built in 1999. The whole package is $125,000 asking price. Plenty of room to build other homes or bring your trailer, motorhome, bus, van, tipi, yurt or tent! Who's in for this deal? Peace, Roger.

    that sounds like a great deal. could you post a message on our forum? we are connecting with people who are interested in developing communitythere also.http://groups.yahoo.com/group/newworldrisingforum/. i'll have some money together by spring to help more communities get started. our 1st project is in cali with cooperative effort. that land purchase will be signed next week.

    Fred is not quite ready - I myself am tapped out financially - but assetts are worth almost enough to be able to make up the rest after your 30K. That is a really good price - does not quite sound right 140 a.@ 500/a.=$70K and a new 3 bdrm house reg.const. costs Min. 60 K with owner building.
    Like I said this is a really good deal - If you know someone that will co sign - I don't have enough income on paper and don't do taxes (income - legally - IRS leaves me alone) - I'll put up my property (free and clear 175 A. In NY fingerlake reg.) and let's kick start this Now before it's gone. Co-ops, communities of co-operating likeminded people Are the wave of the future survivors.
    Come on brothers and sisters time marches on and there ain't a lot left to prepare before hard gets a lot harder.

    Here's more. I just got five pages of info in the mail today. Why is it so cheap? That is because it is 25 miles North East of Medicine Bow, Wyoming. We are talking remote here. Medicine Bow has an official population of about 250 and is maybe two hours South of Casper. It is basicaly in the "Middle of Nowhere". The lady who wants to sell says it is too far to drive her son to school. Well, if kids come to live there they can be home schooled. There is plenty of wind and sun here so we could generate our own electricity. Just south of Medicine Bow there is a large wind farm. I own and run a small internet business selling Wyoming gifts and souvenirs so the location is not a problem for me.

    Now here is more info I received today. The property backs up to BLM land which is Government land that will most likely never be sold. There is a 24 X 50 insulated metal pole garage and a 13 X 36 pole barn. The well pumps 18 gallons per minute. The county has assessed the property at $196,600 so I really think this could be a good deal.

    well since you're the person most interested in the project what do you suggest we do? what type of project do you see developed there? how do you see ownership? can you qualify for a loan? what do you need to get started? a $125,000 loan shouldn't be too hard to get. 10% for downpayment is only $12,500. if 3 people contribute that is only $4000 each. i could come up with that soon. do you have other people who want to live there? the monthly payments will be about $1000. i'm not going to live there but i'd like to help it get started if it's going to be a cooperative community project connected with this forum and network. tell us more about what you see happening there. do you have $1000 to put down as a deposit to hold it for a month or 2 while we arrange finance? will the seller hold the mortgage? or do we need to go to a bank? look forward to hearing more and helping to get it going. peace
