    hey, thanks, quite nice of ya.

    the guy actually runs things through quickbooks, thing is he keeps all the cash on the d/l, so what shows on books is bs and furthermore, can't show much value on paper. perfect for me in theory, impossible to get any backing whatsoever. he's asking about 3-4x what any legit source of capital would consider reasonable. also means, without sitting there for a year, it's kinda his word how much he pulls in.
    so it's back to looking to punch a clock, or owe money to the mob. lesser of two evils i suppose.

    :) Some of the old iron pipes here are water... The area around the hot water heater must have 30 pieces or more, Elbows, valves, tees, adapters, etc. etc. 90% of which doesn't need to be there.

    When renovating or updating the hardest part is making it work with what is often already there. Usually ends up being a far bigger job to piece it than to simply run new lines.

    My sister has a house that is 150 years old that she has slowly been renovating (two bedrooms left) and at times it has been a nightmare.

    It is beautiful now but there were a lot of cuss words said to get it there. :)

    doobie time.....my friend is bugin' me to go half's ona few thousand xmas trees...he has a hundred acres with about 20 cleared

    according to this movie I have to plant 20 trees a year for the rest of my life to offset my carbon poo

    so

    if I plant 4 thousand trees and leave them for 8 years,....that should about cover my skinny ass

    i love old houses, i love to look at them, to feel the history in them. but while i would absolutely be down to fix one up, i am planning to build a new old house. so aesthetically old, but wired, plumbed, and insulated to modern standards. much easier to get what you want when you start from the bottom. my mom's house is 100 years old, not a single 90 degree angle in the place, all plaster and lathe when we moved in. mine is about 50, and we will fix it up and alter it to our purposes, and then later rent it out.

    This place is only 65 years old but for the time period it was very ahead of it's time. It's also a "california" inspired "mid century modern"... In 1948 this would have been the only one in this area, not too many out in California yet either. The chimney guy said it would have been like a space ship around here back then.

    Part of that was the radiant heat in the floors and ceilings... Unfortunately that system has died, thus the new wood forced air furnace which will also have a hot water coil that feeds a hot water heater/pump setup to heat my bedroom and bath. The hot water passes under my tub/shower. I think there's a photo of that shower in my albums but I should rearrange my pics. (someday) :p



    @ rolling... My chain saws don't have a winter position, unless that position is "put away in their cases"

    over 40 years. very established, and kept up to date with computerized machines. but that doesnt count on paper, neither does the client list.
