    I had to get the young lovely at the store to haul out my bale of medium and put it in the car.....I could barely drag it into the house and she carried it out like it was a donut

    i almost always get staff to carry stuff........

    this be my new money pit.. Ill be grabbing it up from sheriffs sale for under 5k. its has a leaky roof, one heavily damaged room in the back drywall ceiling, water damage is minimal imo, doors and windows are good, garage door is a little rough some oil should fix that. hardwood floors that have some blistering from water damage. ceiling in livingroom/dinning is blistering, but solid. mildew smell isnt to bad once the open air gets in. roof is slate. going to be a bitch, but strip off plant shingles down, or patch the leaky section , basement game room next to garage needs re-carpeted from leaky roof bleeding thru, solid cement floors, 2.5 bath, 3bd. kitchen is big, livingroom is big, gas fireplace, furnace looks like working condition, plumbing intact but some broken copper(probably froze) I want to do a die test on the sewer not sure if I can thru a sheriffs sale. dont think it matters, at this time ill shit in a shoebox if I have to . Ill need to install a cyclone fence, yard is small but flat and wraps around. garage thru driveway isnt included. ive been watching the property from about a year, it just went into foreclosure a month ago..homeowners are not going to keep it, they are old people in retirement home leaving the house abandoned for yrs. surrounding properties 80k-150k , Im the only one interested and most the money is in hand, Im just waiting for the estate lawyers and county to put the bills together. this is just a get away home for my gf and I . Im very excited about it. I just love it, it will need some immediate work but its liveable to my standards already.. some people think its in a bad neighborhood because the name the street its on but its quiet, the main street just flows past it , there are no trains, no heavy traffic and and no cash wash.. parking on both sides street and then some. for what it cost, its even worth the loss should it not work out. could spit shine and flip it. but I have a feeling about this place.

    But I have to say...you couldn't be more right when you say money pit. You should start a thread when you get the house and update with pics. It will be fun to see the progress.

    I might of learned something from those real estate infomercials.. anxious nervous already in bid process , and looks like its going to be excepted by the sheriffs auction. i even got to inspect it and look around, so Im pretty sure its a done deal. they wont hang onto properties they can get money back on and Im pretty excited about the place . no one else has bid. i need to get out of here for a while. Ive begun to hate this place..

    I suggest paying very close attention to the basement/foundation and maybe investing in one of those water detectors that the insurance adjusters and restoration specialists use to see if there is water hidden in different places. Also, it would be really good if you could tell what's behind the walls...like...is it drywall hung on original plaster?

    in Braddock Pa ya can get some houses that are structurally sound /minus plumbing and heating/ some cosmetic damage for $1,000.00 to $5,000.00. you would be surprised all these houses around here that a person can snatch up. nobody wants them, its kinda sad cause they are super cheep for the first time home buyer and fixer upper. but people want to rent and let other people be responsible for the property. I wish I had 10k a while back, this house overlooking the river was up for sheriffs sale.. the view there is amazing. lost it. I dont want to lose this house cause I really like it so I jumped on it quick..

    That reminds me....cremations and chippers...do you know what happens when a body is too large or fat to fit in the cremation oven? My neighbor is a mortician and he's told me some shit. Think...Saws-all. Too long? Too fat? Cut them up and stuff them in. Seriously. That's what they do.

    far as can tell the basement gameroom is only wet directly under the floor where the roof is leaking thru 2floors. its been super wet here with rain and none the walls in the gameroom shown any signs of damage but they are panelled in wood 1/2 way down. none of the walls in other rooms are damaged ,, only backroom ceiling its completely fallen , surprisingly enough tho with all the rain we have been having it was rather dry, so it must be some angle leak thats been going on least 3 yrs. or it could of been ice ,, its just hard to say.. heavy plaster ceilings with only blistering paint minor cracks on the first floor. there is no carpeting other than the gameroom, which is that indoorout flat surface stuff, looks glued on.. there is nothing in the house, its completely empty.. I wont be able to get back in there til I get it, kinda sucks but thats the way it goes with the auction . Ive already given them a cashiers check. not to say my bid will be excepted but Im pretty sure it will tho Ive some tax liens on my own shit, they know why I want the house cause its the same channels I bitch to about me being overly taxed for the shithole farmland in the ghetto I have now. pretty sure Ill be much happier in a nice quiet house.. :)

    Shit. I totally forgot that I have a chipper sitting somewhere. I hope it's still there. Should be. It's only been like...3 or 4 months since we left it there. Dammit! :/

    It did freeze last night but not a hard frost... It certainly didn't slow down the grass. It could have stopped that seed from sprouting though. Supposed to do the same tonight. Gonna be another windy day today.
